We're opening our sixth coworking center in Tallinn in winter 2024. The new center will mostly offer private offices of various sizes, catering to the high demand. Workland Vektor redefines coworking aesthetics, setting a new standard for contemporary workspace design.
According to Indrek Hääl, founder and chairman of Workland, the continued popularity of coworking spaces is driven by people's and companies' ongoing need and desire for flexible work arrangements. "The significant changes that have taken place in recent years have affected every sector, and commercial real estate and office spaces are no exception. A notable number of companies are seeking a more flexible alternative to traditional office leasing. This is influenced by both the desire of people to work remotely and the economic situation, which prompts entrepreneurs to review their costs. Companies can save more than 30% on operating costs by operating in coworking spaces, and there is no need for additional investments in setting up workplaces," explains Hääl.
Hääl states that there is the highest demand for private offices in the market, and this has been taken into account in the soon-to-be-completed Vektor coworking center - there are a total of 250 workplaces, including 79 private offices for smaller teams, which can also be shared among larger companies between different teams. In addition to private offices, the new center will feature a coworking area, meeting rooms, phone booths, and a shared kitchen and lounge area.
Hääl confirms that operating in coworking centers is not only an alternative for small and startup companies, Workland also accommodates larger well-known organizations among its members. Companies such as DHL, BBC, Apollo, Toggl, KPMG, SmartCap, Booking.com, Latitude59, ESTban, Ignitis, SAAB, Wrike, and Arvato have found their way to our centers. "It is clear that a workplace does not only mean physical location or space anymore. Creativity, productivity, and a supportive work environment have become increasingly important for people," explains Hääl. According to feedback from our members, they highly value the well-thought-out design of the coworking centers, from phone booths to lounge areas. They appreciate the friendly and productivity-boosting atmosphere, and events we organize for members. Convenience is also essential - Workland members do not have to deal with office chores, such as cleaning and maintaining the space.
According to forecasts, the number of coworking centers is increasing by 15% per year, impacted significantly by the increasing number of remote workers and freelancers. One influencing factor is also the global trend of hybrid coworking, which integrates remote work and working in coworking spaces, meaning that, depending on the company, 20-50% fewer work desks may be taken than there are team members, which, in turn, equals greater savings. Team members can work from home on some days, and on others, comfortably from the coworking center, which supports team collaboration and productivity. For companies, this solution saves daily office costs and is attractive for recruiting young talents.
Workland Vektor, which will open its doors in winter 2024, is located on the second floor of the Vektor building on Pärnu mnt and is easily accessible from various parts of the city by public transport or by car. The interior of the coworking center draws inspiration from Workland Verde center in Riga. According to Rita Laudere, an interior architect at Lauder Architects, the aim of the interior design was to support the creativity and collaboration of people working in the center daily. "By using an abundance of rich colors and textures an inviting environment that encourages productivity and well-being is achieved, while the use of earthy tones provides a calming effect and allows the mind to rest when necessary." she adds. The room receives plenty of natural light through floor-to-ceiling windows. With flexible lease conditions, you can move in effortlessly, enjoying ready-to-use desks, chairs, internet connection, and other necessary work equipment.
Additionally, a 1,500 m2 rooftop garden with abundant plants and hedges, along with private relaxation areas, will be built on the roof of Vektor parking building. It even features an Iglucraft sauna that can be booked for events.
The Vektor building has replaced the former Soviet-era manufacturing and office building with a multi-level complex - the first four floors are some of the city's most spacious and modern commercial and office spaces, and the remaining floors contain apartments. The building has also been awarded the LEED Gold green label. "Vektor is a mix-use building (apartments, commercial spaces, and retail in one building), and while such certification is not news for commercial buildings, it is the first LEED Gold-certified apartment building in the Baltics in the context of residential buildings," explains Martin Lember, development project manager at Triple Net Capital, who is developing the Vektor building. According to him, LEED is the most widely used green building rating system in the world, recognizing buildings that follow environmental conservation in design, construction, and operation.
