Besides opening Workland Flow in Vilnius this September, we are also expanding our network of coworking centres in Tallinn and Riga in 2024,” comments Indrek Hääl, the Founder and CEO of Workland.

According to Hääl, costs, energy efficiency, and the ability to readily adapt to evolving circumstances are all pressing concerns for companies of all sizes, ranging from small enterprises to multinational corporations. Moreover, themes such as longevity are increasingly prominent, prompting employers to prioritise their team's well-being and integrate these considerations into office space design.

The Flow Business Centre, developed by “Eika Development,” is situated at 21A Lvivo Street, right next to Konstitucijos Avenue, and stands as one of Vilnius CBD's latest commercial real estate ventures, having opened its doors in 2024. This office complex, constructed in accordance with BREEAM standards, comprises two separate buildings spanning a total of 15,000 square meters. Featuring outdoor terraces, a restaurant, salt and massage rooms, as well as a coffee bar, the building boasts a host of amenities.

Workland will occupy the second, third, and fourth floors of the building, providing approximately 2000 square meters of fully-serviced office space, meeting rooms, and coworking areas. These spaces will be available not only for long-term leases, as is customary in most CBD office buildings, but also for short-term lease agreements, starting from as little as one day.

"Workland Flow will offer over 200 fully-serviced workstations in private offices, accommodating teams of various sizes ranging from 2 to 8 seats, ensuring privacy for all. Each office will have windows, thus, lots of natural light, and some of them – panoramic Vilnius centre and oldtown views. The centre will also feature phone booths, an equipped kitchen, a lounge and other beakout areas — essential components of a modern, supportive work environment. Not to mention community events and initiatives, seminars, and other forms of sharing knowledge and networking for our community," comments Laura Panovienė, Workland’s Head of Operations in Lithuania.

As stated by Giedrius Brūzgė, Director of the Real Estate Department at Eika Development, a fully serviced offices and coworking space centre provides more flexibility for all building tenants.

"Thanks to Workland, which is currently the largest tenant by area in the Flow business centre, expanding within the same building, obtaining additional space or workplaces in the mentioned office and coworking space centre will be convenient and straightforward. In such cases, existing tenants do not need to worsen working conditions for their employees in their current premises or, in case of relocation, deal with issues related to office setup, relocation, and associated costs," says G. Brūzgė.
